Where does the data come from?
Public records: Metro Nashville building permits, Davidson County property transfers, Nashville business licenses, and state contractor registries. Each opportunity names its source.
How fresh is the data?
Nashville public feeds are re-synced every six hours, so newly filed applications and newly issued permits appear the same day — while the buying window is still open.
Is the scoring AI?
No. It's a transparent weighted rules model. You can open the breakdown on any opportunity and see exactly which factors contributed and how many points each was worth.
Which markets are live?
Nashville and Davidson County is the launch market. Additional markets open as each one's public feeds are validated, and you can see the status on the Signal Sources page.
Will MarketSignal contact prospects for me?

What does the Contact Score mean?
How reachable the decision maker is: whether a real individual is named, whether there's a direct phone and verified email, and how senior the role is.
